Terms & Conditions

These Terms & Conditions apply to direct bookings made through wildforestestate.com or directly with Wild Forest Estate. Bookings made through Airbnb or other platforms are governed by that platform's own terms and cancellation policies, with these terms applying in addition where not inconsistent.

By making a booking, you confirm that you have read, understood, and agree to these Terms & Conditions. In these terms, "we", "us" and "our" refer to Wild Forest Estate, 990 Trounson Park Road, Donnellys Crossing, RD 9, Northland. "You" and "guest" refer to the person making the booking and all members of their party.

1. Bookings & Payment

  • Full payment is required at the time of booking and is processed securely via Stripe.
  • Your booking is not confirmed until payment has been received.
  • Confirmation is sent by email after booking.
  • The person making the booking must be at least 18 years of age and is responsible for ensuring all members of their party comply with these terms.
  • Prices are in New Zealand dollars and include GST.

2. Cancellation & Changes by You

  • Cancel 7 or more days before your arrival date for a full refund of monies paid.
  • Cancel within 7 days of arrival and no refund is payable. At our discretion, we may offer a credit toward a future stay, valid for 12 months from the original arrival date. Any such credit is a goodwill gesture and is not guaranteed.
  • No refund or credit is available for early departure, late arrival, or no-shows.
  • To change your booking dates, please contact us as early as possible. We will do our best to accommodate changes subject to availability, but changes are not guaranteed and may be treated as a cancellation and re-booking.

3. Cancellation by Us

Wild Forest Estate is in a remote rural location. In rare circumstances beyond our reasonable control — including extreme weather, road closures or slips, fire risk or fire-ban conditions, loss of power or water supply, or other events that make the property unsafe or unfit to occupy — we may need to cancel or postpone your booking.

If this happens, we will contact you as soon as possible and offer you either a full refund of monies paid, or the option to reschedule. This is the limit of our liability in these circumstances, and we are not responsible for any other costs you may incur (such as travel or other bookings).

4. Arrival & Departure

  • Check-in: from 3:00pm
  • Check-out: by 10:00am
  • Early check-in or late check-out may be available on request, subject to availability. Please ask in advance.
  • The property has limited mobile coverage. We will send check-in details before arrival; please download any maps or directions before you travel.

5. Accommodation & Occupancy

  • Wild Forest Estate offers three separate accommodations: the Cottage, the Tin Box, and the Tree House. Your booking is for the specific accommodation and dates selected at the time of booking.
  • Each accommodation sleeps a maximum of 2 guests. The property may not be used by a greater number of guests than booked.
  • Wild Forest Estate is an adults-only retreat. Bookings and stays are limited to guests aged 18 and over.
  • We do not currently require a minimum length of stay, though minimum stays may apply over certain dates and will be shown at the time of booking.
  • The property may not be used for gatherings, functions, or events beyond the booked overnight guests.

6. House Rules

  • No smoking. Smoking and vaping are not permitted anywhere on the property, indoors or outdoors — for guest comfort and for fire safety in a bush setting.
  • No parties or events. The property is for quiet, restful stays.
  • Care for the environment. We ask all guests to embrace pre-cycling — being conscious of the packaging you bring, decanting into reusable or compostable containers where you can, and taking your rubbish away with you when you leave. We are a working eco-retreat in a sensitive native environment and rely on guests to help us care for it.
  • No guests' pets. We are unable to accommodate guests' own pets. Please note we have a resident dog on the property.
  • Quiet hours: 9:00pm to 9:00am. Please keep noise to a considerate level at all times.

We reserve the right to ask guests who breach these house rules to leave the property without refund.

7. Damage & Guest Responsibility

While we do not require a security deposit, you are responsible for the property and its contents during your stay, and for the behaviour of everyone in your party. You agree to:

  • Use the property and its facilities responsibly and with reasonable care.
  • Report any damage, breakage, or fault to us promptly.
  • Leave the property in a reasonably clean and tidy condition.

You will be responsible for the cost of repair or replacement for any loss or damage to the property or its contents caused by you or your party beyond reasonable wear and tear. We may seek payment for such costs after your departure.

8. Health, Safety & the Environment

Wild Forest Estate is a 14-hectare property including native bush, tracks, and natural features in a remote rural setting. Guests will receive a Health & Safety Advisory before arrival covering terrain, pests, fire risks, and use of outdoor facilities. By staying with us, you acknowledge that:

  • You and your party enter and use the property, grounds, tracks, and surrounding bush at your own risk.
  • Natural hazards exist, including uneven ground, wildlife, weather, and limited mobile coverage.
  • You are responsible for taking reasonable care for your own safety and that of your party at all times, and for following any safety instructions provided.

Nothing in these terms is intended to limit or exclude any rights or guarantees you have under the Consumer Guarantees Act 1993 or the Fair Trading Act 1986, which apply where you are acquiring our services as a consumer. To the extent permitted by law, our liability for any loss or damage is limited as set out in these terms.

9. Third-Party Services & Platforms

From time to time we may help connect guests with independent local services, such as in-room massage offered by independent practitioners. Any such service is a private arrangement between you and that provider. Wild Forest Estate is not the supplier of those services and is not responsible for them.

Bookings made via Airbnb or other platforms are subject to that platform's terms. We are not liable for platform errors or fees.

10. Privacy

We collect and handle your personal information in accordance with our Privacy Policy, and in line with the Privacy Act 2020.

11. General & Governing Law

We may update these Terms & Conditions from time to time. The terms applying to your booking are those in force at the time you made it. These terms are governed by the laws of New Zealand.
